Build Responsibly in a Floodplain
Land in Gretna is in a floodplain. All development to build, fill, or otherwise alter land requires a permit.
The Gretna Unified Development Code (UDC) addresses requirements in Section 58-288 – Standards of Construction.
Structures must be built to or brought into compliance with current minimum elevation standards in the following situations:
- New Construction
Any construction of a new structure commencing on or after the date of effective ordinance. - Substantial Improvement
When the cost of construction, rehabilitation, additions, or other improvements to a building equals or exceeds 50% of the fair market value. - Substantial Damage
When a structure receives damages and the cost of all repairs equals or exceeds 50% of the building’s fair market value.

Due to the requirements of the National Flood Insurance Program and the overall goal for a more hazard-resistant and sustainable community, Gretna’s Ordinance – Chapter 28 looks at the height requirements for residential and non-residential buildings. Be sure to hire a licensed contractor who knows the rules.
